New Service
We’re proud to introduce professional wildfire inspection services for homeowners and businesses across Colorado, helping our clients understand their risk, take action, and access available rebates and tax benefits.
Wildfire is no longer just a mountain problem in Colorado. On December 30, 2021, a grass fire ignited near the town of Marshall, southeast of Boulder. Within a single hour, it became a suburban firestorm that swept through the densely populated communities of Louisville and Superior — destroying over 1,000 homes and seven commercial properties before the winds finally calmed that evening. No one who lost a home that day had considered wildfire a serious threat to their neighborhood.
That event changed how we think about our work. LOOK Property Inspection has built our reputation on giving clients a clear, honest picture of the properties they care about. Wildfire risk is now part of that picture — and we’re proud to announce that we are the first residential property inspection company in Colorado to offer a dedicated wildfire risk assessment service to our clients.
Why wildfire risk assessment matters now
Colorado has seen a dramatic rise in both the frequency and severity of wildfires. According to research from Colorado State University using National Interagency Fire Center data, the average number of wildfires per year in Colorado has increased roughly sixfold from the 1990s to the 2020s. The ten largest fires in state history have all occurred in the 21st century — and the Marshall Fire demonstrated that this threat reaches directly into our suburbs.
“Of 951 total loss claims filed after the Marshall Fire, only 76 homeowners had guaranteed replacement cost coverage. The average underinsurance gap exceeded $100,000 per household.”
The hard truth is that most homeowners don’t know what makes their property vulnerable — and most don’t find out until it’s too late. A juniper bush planted too close to the foundation. Pine needles in the gutters. A deck built flush against wood siding. An unscreened attic vent. These are the details that determine whether a home survives when embers are flying. They’re also the details that a trained wildfire inspector is specifically looking for.
What our wildfire assessment includes
Our inspection template is aligned with currently participating Colorado counties and follows the same framework used by programs like Wildfire Partners of Boulder County. Every assessment covers the full picture of your property’s risk profile:
What’s included in every assessment
- Defensible space evaluation (zones 0–100 ft)
- Vegetation and fuel load identification
- Structural vulnerability assessment
- Roofing, vents, and attachment points
- Deck, fence, and landscaping risk factors
- Full written report with prioritized action items
- Rebate-ready documentation for county programs
- Documentation for Colorado state tax deduction
At the end of your assessment, you’ll receive a comprehensive written report with prioritized recommendations — not a generic checklist, but a specific roadmap for your property. That report is also structured to support your applications for county rebate programs and the Colorado state income tax deduction for qualifying mitigation work.
Pricing — affordable and flexible
Residential or commercial. Full written report with prioritized recommendations and rebate-ready documentation.
Combine a wildfire assessment with any standard home or commercial inspection and save $100. A smart add-on when you’re already scheduling an inspection.
Money is available to help you take action
One of the most important things we want our clients to know is that financial help is available — and our assessment report can help you access it. Colorado counties and the state have real programs designed to put money back in your pocket when you take steps to reduce your wildfire risk.
🌿 Financial assistance you may qualify for
County rebate programs: A growing number of Colorado counties offer rebates for wildfire mitigation work. Please check with your county for current participation and rebate details. Starting points include wildfirepartners.org (Boulder County), routtwildfire.org (Routt County), and wildfireadapted.org (southwest Colorado counties).
Colorado state income tax deduction: Available statewide to all Colorado residents who complete qualifying mitigation work — including defensible space creation, fuel thinning, and woody fuel treatment. Learn more at tax.colorado.gov →
CSFS grants & cost-share funding: The Colorado State Forest Service offers grants for landowners, HOAs, and municipalities. Explore CSFS funding →
LOOK Property Inspection can help meet the objectives of these programs. Our report gives you the documentation you need to apply — making it easy to combine your inspection with real financial benefit.
Serving all of Colorado — residential and commercial
Our wildfire assessment service is available for residential and commercial properties across Colorado. Whether you own a home in the foothills, a property in a suburban neighborhood like those affected by the Marshall Fire, or a commercial building anywhere on the Front Range or beyond, our inspectors are trained to evaluate your specific situation and give you a clear, actionable report.
Colorado’s wildfire risk is not going away. Annual fire frequency is up, fire seasons are longer and less predictable, and climate data consistently points toward continued drying across the state. The best time to act is before fire season — before embers are flying and it’s too late to do anything but evacuate. A LOOK Property Inspection wildfire assessment gives you the information and documentation to take meaningful steps now, with money available to help offset the cost of the work that follows.
